The Level 2 Survey (Homebuyers Survey)

The Homebuyer report is a level 2 survey service for homebuyers who are seeking a professional objective report on condition at an economical price. It is, therefore, less comprehensive than a level three service. The focus is on assessing When you want to survey a conventional, modern property in good condition and have more detail to help your big decision, choose our Homebuyer Report.

Is a  Homebuyer Report right for me?

Should you want a thorough visual inspection and advice about the condition and necessary repairs, this intermediate report is for you.
Choosing a RICS Homebuyer report is right if the property is fairly modern, say from the mid-1980s – onwards and hasn’t already been extended or altered significantly.
This report is not suitable for older properties as it would probably flag more questions than answers. If you’re buying an older (pre-1985), altered or extended property, please choose our RICS Building Survey instead.

The level three survey is much more detailed than the RICS Homebuyers Survey level 2, and looks at more than just the condition; it delves deeper into the material used, performance characteristics, future repair and maintenance, and feasibility assessments for extending the building. However, a newer house can also present problems that must be fixed, and this report provides ample advice.

A Building Survey is also ideal if you intend to alter or extend your new home. For example, we assess the loft construction, should you be looking to convert it. So. you’ll understand exactly what you’re buying.

What will the report give me?

Providing a thorough picture of your property, we visually inspect the main aspects of the building – internally and externally – such as walls, roof, windows, floors and doors.

Unlike a Condition Report, we provide advice on the remedial work required and recommend any further investigations (should that be necessary).

Once you’ve booked your survey, we handle everything for you. Following a desk study, we arrange to visit your property and independently inspect it on your behalf. Your interests are always our focus.

No add-on are available for a level two survey, however, for an additional fee, you can choose a level 3 survey and select individual add-ons to bolt on to your standard level 3 survey or opt for a level 3+ and save £150 and get all the add-ons included:
